Abstract: Under the current situation of high prices, the restricted property house has become a hot topic and the focus of the government and academia. However, there is still a lack of a more detailed empirical domestic research on the development process of restricted property house. Therefore, the article chose a case in a village in the suburbs of Hangzhou City in China. We chose this village as the case mainly because the village was located in Jiangdong development area of Hangzhou. In the other word, it was in the frontier of urban sprawl where the contradiction of the state-owned land and collective land are intensive and the shortcomings of existing dual system of urban and rural land reflected obviously. Small property room is a special product of China, so the article revealed the background and environmental factors of the restricted property house at first. The social networks in this case could be divided into three levels. And almost each level was linked by kinship and trust without any written agreements. This situation is very strange and contrary to popular imagination, so we described how they linked and relying on what they linked up in detail. In the final stage of the development process, through two kinds of ways, the developers achieved further centralization and oversell of the restricted property houses in the final stages of development. In a word, as a "product" of time, the restricted property house is the result of the game between different interest groups and the result of the self reconcile of the internal contradictions in society.
