Spatial heterogeneity measurement on the housing prices influenced by subways:taking subway line 11 of Shanghai City for example

Abstract: Based on the real estate transactions of ICBC and Shanghai University of Finance and Economics,this essay teststheheterogeneityofalltheregionsfrom the respects of urban and suburban using the semilogarithmic form of hedonic model. The results show that there is significantly difference between urban and suburban area on the effect of subway on housing prices. Specifically,this affected range and affected degree of subway on housing prices in suburban is larger than in cities. There is a positive impact of subway on housing prices in the area of near station,while the negative impact always exists in the other area. The impacts of subway on housing prices in ransfer sites are more significant than in non- exchange sites because of superimposed effects.
