Impact of Land Supply on the Real Estate Market

Abstract: The paper aims to study the relationship among the total supply of land,the supply price of land,the modes of land supply,the structure of land supply and the real estate market price. The influence of land policy on the real estate market development is analyzed. Comparative analysis is implemented including the total supply of land; land- transferring fees; transfer area of bidding;auction and listing; and the proportion of local fiscal revenue accounted for land- transferring fees in 2008 to 2013. The results show that there is mutual influence on the supply of land and real estate market and supply of land. The modes of land supply have influence on expectation of the market participants,sale of development,structure optimization of real estate products and the coordinated development of city,bidding auction and listing show and the real price of land. Real estate price determines land price. Local government relies too much on land sales that has become one of the important reasons for the high price of land.
