Abstract: <正>处置在建工程抵押贷款时,农村中小金融机构应依法在开发商项目资本金的审查和管理、在建工程抵押合同附件等风险控制的源头,做好防范工作近年来,农村中小金融机构在对房地产开发企业提供信贷资金支持的过程中,在建工程抵押已被广泛地运用。但是,随着市场行情走低,因资金链断裂,开发商弃楼跑路的现象已屡见不鲜。由于风险预警机制滞后,导致在处置该类贷款风险时,风险救济处于进退无门的尴尬境地。笔者依据一笔在建工程抵押贷款的风险救济实例,就该类风险控制源头的实务操作要点进行了归纳,供相关业务人员参考。
